FAQs: Real Answers for Real People

Whether you’re buying your first home, upgrading for your growing family, or selling a place that holds a lot of memories — there’s a lot to think about. This page is here to take a bit of that weight off.

🏠 Buying a Home

Q: How do I know if I’m “ready” to buy a home?
A: The truth? Most people don’t ever feel fully ready. Buying a home — especially your first or second — often feels like a leap. But here’s what I tell my clients: If you’re thinking about schools, commute times, or wanting more space for your kids to play, it’s probably time to at least explore what’s possible. You don’t have to have it all figured out — you just need to take the first step. That’s where I come in.

Q: I’m nervous I’ll buy the wrong house. How do I avoid that?
A: You’re not alone — decision fatigue is real. That’s why I guide my clients through a clarity process up front. We look at what really matters to you (your lifestyle, your values, your future plans), not just what’s on paper. I also help you understand the trade-offs so when it’s time to decide, you feel confident — not panicked.

Q: What if I don’t want to compete in a bidding war?
A: I get it. The idea of “overpaying” or getting caught in a frenzy feels overwhelming. The good news is, you don’t have to play that game. There are always opportunities — even in hot markets — if you have the right strategy. I help my clients find homes that others overlook, negotiate creatively, and buy in a way that feels grounded and smart.

🏠 Selling a Home

Q: Is now the right time to sell?
A: Timing matters — but so does your timeline. The “best time” is when it makes sense for your family, your finances, and your goals. That said, I keep my finger on the pulse of what’s happening locally, so if you’re curious, I’ll give you the data and strategy to make the decision with clarity — not pressure.

Q: What should we fix or update before we list?
A: Not everything needs to be renovated. In fact, many sellers spend money in the wrong places. I walk through your home with you and focus on ROI-based updates only. That means decluttering, maybe a few cosmetic tweaks, and staging that tells the story of your home’s next chapter — without draining your energy or budget.

Q: I’m worried about the stress of showings with kids and work. Is there a way to make this easier?
A: Yes — and you’re not the only one with that concern. I work with a lot of families, so we build a showing schedule that works for you, not just for buyers. We also prep your home so you’re not scrambling last-minute. I’ll even bring in my team to help lighten the load. You don’t have to carry this alone.

🤝 Working With Me

Q: What can I expect when we work together?
A: Communication, transparency, and a process that’s tailored to you. We start with a clarity call, so I understand what you need, where you’re at, and how I can support you best. Then we build a custom plan — no one-size-fits-all templates here. You’ll always know the “why” behind each step we take.

Q: Do I have to sign anything to get started?
A: Nope. We start with a conversation. If it’s the right fit and you feel aligned, then we can move forward with paperwork. But I’m not in the business of convincing people. I’m here to help you make a smart, empowered decision — whatever that looks like.

Q: What is the Promotion Process?
A: This is my signature system for helping growing families upsize in Waterloo Region. Find out more HERE.

Q: Do you only serve the Waterloo Region
A: I live in Kitchener and primarily serve the Waterloo Region. I also serve some of the surrounding areas, including areas like Centre Wellington/Guelph, Stratford/ East Perth County, Woodstock/East Oxford, and Brant County/Brantford. If you are looking for a Realtor outside of these areas, I know great Realtors throughout Ontario, throughout Canada, and throughout North America that I can connect you with.

Q: Do you only work with upsizing families in Waterloo Region?
A: Not at all. I do primarily work with growing families, as I am in the same boat as them, and I can truly relate with them.

🔑 Renting & Leasing

Q: Do you help with rentals, too?
A: Yes, I do — especially for families in transition or those relocating. Renting can be a stepping stone to buying, and you still deserve guidance and protection in the process. I’ll help you avoid red flags, navigate applications, and feel confident signing your lease.

Q: I’m a landlord. Can you help me find the right tenant?
A: Definitely. I screen tenants carefully and handle marketing, showings, and paperwork. My goal is to help you protect your investment and create a smooth, professional experience on both sides.
