About Me
Before Jenifer and I got married, I bought my first home.
The first Realtor I hired didn't take me seriously.
I moved on. Found someone better. Someone relatable. Someone who also spoke Spanish, which mattered to us.
But even then, the process felt rushed. Not much time to explain the paperwork or what was actually happening. We bought quickly and moved on.
A few years later we started looking to upsize. We were planning to start a family and needed more space.
Same thing.
The explanations didn't come. We felt pressured into offering more than we were comfortable with. We almost missed the home our family needed.
It felt like we had nobody truly in our corner.
Then came the table saw.
While helping my Dad fix up his cottage, I had an accident and lost part of my left hand.
I was off work. I needed to sell one of our properties. And once again, the people we hired to guide us couldn't find the time to actually guide us.
I decided I'd had enough of feeling like a transaction.
I enrolled in real estate courses.
I wanted to become the Realtor I had never had. Someone who explains things. Who slows down. Who walks you through what's happening and why.
I believe God takes the hardest moments of your life and turns them into something good.
The accident that ended my healthcare career became the reason I found work I truly love.
Today I help growing families in Waterloo Region upsize with less stress.
I love the education part of this job. The numbers. Analyzing offers before they go in so you feel confident you're making a sound decision.
Walking people through one of the biggest financial decisions of their life and making sure it doesn't feel that way.
That's what led me to create the Promotion Process. A step-by-step approach to selling your current home and buying your next one, without the chaos, the pressure, or the sleepless nights.
If you want to know how it works, take a look below.
Or if you've heard enough and just want to talk, I'd love to hear where you're at.
My name is Dan Palmer.
Husband. Father. Waterloo Region local.
That's who I am. What I do is help growing families find a home that actually fits.
I've lived in Waterloo Region or neighbouring Wellington County since I was 2 years old. Waterloo Region is where I got married, where my kids were born, and where I coach my kids’ sports teams on the weekends around the open houses and home viewings.
This place is home.
My wife Jenifer and I have been married for over 12 years. We have two boys, Lio (10) and Miguel (8).
Life is full and loud, and I wouldn't trade it for anything.
But I didn't start here. Let me back up.
I met Jenifer when I was 17, working an after-school cleaning job at the University of Guelph. Her mom worked there too. She was learning English. I was learning Spanish. She introduced us, and we spent a couple of years chatting on MSN Messenger before we started dating.
In my brilliant teenage wisdom, I had dropped out of high school to take that cleaning job full time.
Eventually I smartened up. Went back to school. Got my PSW certificate. Spent 9 years working in healthcare at St. Mary's General Hospital.
That season taught me things you can't learn in a classroom. Empathy. Patience. How to communicate clearly when the stakes are high. How to problem-solve when things don't go to plan.
I just didn't know yet how much I'd need all of it.
“Dan was very accommodating to us, as with my other half a truck driver we took up alot of his weekends. Not only did he drive back and forth to mitchell and woodstock and even palmerston, he helped us finally find our new home in mitchell that we absolutely love! Thank you for all your support along our journey. Wish you and your family all the best”

“Dan is a very kind person who has helped us sell 2 houses, mine and my wifes home and my mothers home. We got well over asking for both houses and he made it very easy to understand and talked us through everything, step by step. I would recommend Dan to anyone.
During the selling of my mother's house she had passed. She lived in that home for over 50 years. Dan had a picture of that home, my childhood home painted for us! I will never forget the kind, caring and very thoughtful gift he gave us! If your looking for someone who will listen to what you want and take the time to explain and help you, he's your man!”
